American Dirt Fund

There is a significant lack in funding for small parcels of land; combined with the over 500,000+ parcels of land for sale in the United States results in an opportunity for those who are liquid and can pay cash for these deals. Majority of the land is owned and sold by non sophisticated individuals who lack the skills and resources to calculate retail sales price, and are burden by debt in some way and need to liquidate property.


The American Dirt Fund seeks properties that are sold for no greater than 25% of retail value across the US. While most of the properties will range from under an acre to 20 acres, there will be opportunities for larger parcels to be purchase at the same discount. These properties will be seller financed creating a note. The packaging of the notes together will be sold as a portfolio, thus exiting the buying cycle for the fund. This process will be repeated until the end of the term.


American Dirt Properties LLC has streamlined process over the last few years. Purchasing over 150 properties has allowed the fund to have direct access to the software, resources, and techniques other business and funds would have to develop from the ground up. This is a business model in which has created major success in a downed economy, which little resources, and no investors. American Dirt Fund was created to scale that success adding investors and economies of scale.
